On an acre, the 1440 square foot, Raccoon Ranch sits at 7000 feet in the Tall Pines, between Flagstaff and Williams, the Gateway to the Grand Canyon. Raccoon Ranch is and beautifully decorated and furnished with custom pieces made just for the property. Raccoon Ranch has two bathrooms, two King-size Bedrooms, a sleeping loft with two twins and a queen-size futon, and a pull-out sofa-bed.
It has a fully equipped kitchen, all the comforts of home, and then some.
Includes broadband internet with WiFi connection and Satellite TV.
The large deck and barbecue are perfect for dinners after hiking or quadding. If you just want to relax, sit in front of the grand natural stone fireplace, and gaze out the floor to ceiling picture windows at the trees and wildlife.
The children will love the redwood playset in back.

Security Camera Disclosure: ClassyCabinsAZ's properties have an external security camera at the front door, similar to a Ring Doorbell, to provide the ability to answer the door, know when deliveries are made, or when services such as cleaning, repair or handyman services are made and completed.
Raccoon Ranch is pet-friendly. Dogs love the area, and there is little traffic, and nearby hiking trails if your dog hikes with you. There is a $50 per pet fee, plus $15 per night per pet for nights 3+.

Cancellation Policy
Short Term - 30 nights or fewer, via any on-line web portal or platform except for AirBnB
1. Deposits and payments: Booking deposit is taken at time of booking, and includes the purchase of damage insurance. For bookings more than 60 days from check-in, the deposit is 50% of the booking, plus the insurance fee. For bookings fewer than 60 days from check-in, payment in full is required.
2. Cancellation Policy: For bookings cancelled more than 60 days from check-in, you may cancel and receive a refund of your deposit, less a $175 processing fee. Beginning 60 days from check-in, payment in full is required, and no refunds will be given. Processing time for eligible refunds may be up to 30 days.
3. Fees:
3.a For Changes - if you would like to make changes to your booking, you MAY incur a $100 change fee - it depends on circumstances. If your booking included a pet fee, you will not receive a refund for the pet fee if you decide later not to bring your dog.
3.b For Cancellations within the cancellation period - There is a $175 processing fee for cancellations. If the value of your booking exceeds $3200, you will also be charged an additional 3% fee.
Mid-Long Term - 31 nights or longer, booked more than 60 days from check-in, on any on-line platform except AirBnB.

3.a For Changes - If you need to make a change, and it is possible, you will be charged a $100 change fee.
3.b For Cancellations - refunds for cancellations are not possible for these bookings, your entire deposit is forfeit.

1. AirBnB bookings are handled under the cancellation policy and fee structure found for your AirBnB booking.
Travel Insurance is available at 6.95% of your total trip cost and offered through iTravelInsured. Classy Cabins AZ recommends guests purchase trip insurance if there are concerns about loss of job, sick kids, named storms or the potential of a death in the family. For travel insurance coverage information, please contact iTravelInsured at 1.866.347.6673 or when calling from abroad please call 1.317.655.9796.
In the final step please print out a copy of your booking request for your records.
Deposit Policy
Booking Deposit is taken at time of booking. Fully paid bookings include the purchase of Damage Insurance, in lieu of a damage deposit.

Perfect for making memories with family. Has the Great Outdoors cabin feel, nice kitchen, two TVs: one upstairs and one down (none in bedrooms-I was happy about that?), both with comfy viewing spaces. A nice covered porch for enjoying the peaceful space and morning coffee. There are two bathrooms, neither connected to a bedroom, but one bedroom upstairs and one downstairs, provided enough privacy for two couples. Both bedrooms had king beds. Honestly the bottom floor bedroom’s mattress looked a bit like a banana but don’t panic! Both upstairs and down stairs king beds were really comfy. Slept great and added bonus of distant train horns was unexpected and pleasant. We would stay here again.

The cabin was beautiful. Appliances were beautiful. This place felt homey. This was my first Air BnB experience. I brought no bedding, pillows and no linens as it said they were included, however, I wished I brought my own. The beds seemed like there were just slept in and made up quickly. The linen closet in the upstairs bathroom was in disarray and the "clean sheets" were just thrown in the closet. And those beautiful stainless steel appliances were not clean. And it really makes me mad of how much trash was left outside around the cabin from previous guests. My kids and I picked up a lot of trash in front and along the driveways. We appreciated this property and its beauty.

The house was not very clean when we arrived. The outside deck and table were filthy. The bathrooms and toilet were dirty. The house needs maintenance. Kitchen faucet needs repair. Lots of lamps not working. Was not stocked well with dish sponge, paper towels etc. The beds were very comfortable and we loved the large windows. Couldn’t get the TV to work but we didn’t really want to watch television so that was fine. It was a great location and beautiful surroundings

We arrived at the property about 9:00 pm after spending the day at GCNP. It was just as advertised. It was quite cold that night - about 24 degrees - so we promptly turned on the heat and gas fireplace, which worked great. About two hours later, both the heat and fireplace stopped working. I checked the propane tank behind the home and it was completely empty. I messaged our host, and fortunately they had another identical home right down the street.
We had to pack up all of our belongings and move there. Fortunately there was plenty of propane, but the home had not been thoroughly cleaned. There was still 4 bags of trash inside, the beds weren’t made, the rooms were not organized and the kitchen wasn’t completely cleaned up. I thought the host would offer some compensation for the inconvenience but they did not.

Really neat cabin in the woods! We didn’t realize that the roads to the cabin are unpaved, which made it a little tricky getting in and out in the rain and snow and muck (we don’t have 4wd). Other than that, we really enjoyed. Especially loved the gas fireplace in the living room keeping us toasty!

Raccoon Ranch was a fun stay for our family of 5 plus two dogs! It's clean and has comfortable beds and sheets. There are good window coverings for privacy or to keep the sun out, to sleep in a bit. You can hear the train but there's a sound machine in each bedroom. Instructions are clear and easy to follow. We enjoyed the playground out back and Bearizona and the Deer Farm were a lot of fun! We also appreciated there's a baby gate and pack n play.

Cool little home, but it has its issues. TV is outdated, internet was too slow for work, mattresses were sagging in the middle, and the sponge was inside the trash can underneath the bag (the host notified me after I checked out.) I asked the host for a sponge and they didn’t bring it by until the next day (I only booked 2 nights). The check in instructions were not very clear. It says to go through the front door on the left side and use the code provided. The code worked, but the deadbolt was locked so I couldn’t get in. It took me a few minutes to realize there was a back door that works with the same code.
Be careful if you use any of the spices or oil in the kitchen. There’s a note somewhere that says anything that was used must be replaced or you will be charged… luckily my group was camping, so we had our own oil and spices.

We had a great time looking through the oversized windows enjoying the sunsets and sunrises. It was very quiet at night and the train was a delight to hear. The beds and linens were extremely comfortable and cozy. There was ample supply of paper towels and toilet tissue which was greatly appreciated. We had one issue and Steve replied and took care of the issue promptly. He is a great communicator!

When you pull up, the cabin is just as beautiful, as pictured, and feels like a fairytale. The space is cozy, but adequate. We were traveling with three adults, two children, and a small dog. The space never felt too confined, but the lack of storage space would be more of an issue if we staying longer. The rulebook mentions that water is held in a tank and delivered, so we paid a lot of attention to our water usage (which takes a little of the relaxation out of the vacation). The house has a pack and play and a gate for the stairs, which was very helpful for our little one. The gate was a complete surprise. The pack and play was expected, although when we couldn't find it, Steve implied we would just not have one if someone else took it, which was very concerning. The closets were very full already and the contents send to just be shoved in haphazardly, and we didn't know if they were clean out dirty, so we just didn't use the closets. We didn't get as much use our of the swingset as I hoped since there was a terrible amount of mosquitoes. For example, when bringing our dog out in the morning, if you didn't sorry yourself with repellent, you have multiple mosquitoes in every limb within a few minutes, no exaggeration. The wifi was better than expected with the ability to stream video on multiple devices simultaneously. It is satellite though, so that might not always be the case. We had no cell phone reception though, so be prepared for that and make sure you can get calls and texts over WiFi if you expect to use your phone. Get comfortable with the drive to Williams, as you will go there for groceries, dining, and maybe some shopping. It's a cute little stop, but everything send to be closed by 9pm. Also, driving back to the cabin after 9pm is dark and winding, so be careful and watch for animals. The amenities in the house were great, and or stay was pleasant. apparently there are only 2 hot weeks per year, so A/C isn't necessary. We got one of those hot weeks with temperatures in the 90 range. It is a bit tricky to keep the house comfortable during the day, but it does cool down nicely at night. The South Rim of the Grand Canyon is a little over an hour away. Great access if you want to go hiking or of you just want to drive the Dessert View route to the East. If you have kids, be sure to visit the deer farm to support the locals, but be warned that the deer are not shy if you have food for them. Bearizona is a must see if you have kids. We saved this for the last activity of our vacation, and it was worth the wait. The walk through zoo is small, but very fun and it was a favorite stop for everyone. Overall there were small issues with the cabin, especially for the price, but it was a fun experience that we enjoyed.
